AVOIDING FORECLOSURE
Please allow us this opportunity to introduce ourselves if we haven’t yet met or to say hello to those who know us. We are HouseValues.com and Justlisted.com representatives and licensed RE/MAX Achievers Agents and we’ve been serving your neighborhood and the east valley for the past 10-years. Our real estate practice can best be measured by the number of families we’ve successfully assisted in buying or selling a home.
To all of our current clients and friends we’d like say thank you for the confidence you placed in our ability to accomplish the task. Hopefully the effort put forth will remain a memory worth sharing with others as referrals are a large part of our business.
For those of you we’ve yet to met, we’d like to introduce our services to you. As full time Arizona Realtors, we are licensed with the Arizona Department of Real Estate, members of the National Association of Realtors, the Arizona Association of Realtors, the Southeast Valley Regional Association of Realtors and the Arizona Regional Multiple Listing Service. We are designated as Certified Negotiating Experts, and RE/MAX buyer and seller international agents. With that said, we’d welcome the opportunity to present our solution to your specific needs whenever you have real property decisions to make.
Most of us have not missed the media coverage of the residential lending collapse and the number of foreclosures that have taken place. Many of you may not be aware that we are only halfway through the projected number of homeowners that will be in trouble and facing foreclosure within the next two to three years. Given that most homeowners, facing those concerns, are not aware that they do have options that can help reduce the stress and effect of the foreclosure process. Here is a list of other options a homeowner can consider.
– Refinancing the loan
– Negotiating a modification of the loan through an experienced lender
– Negotiating a Short Sale of the property through an experienced Realtor
– Negotiating a deed in lieu of foreclosure with the lender
– Forbearance
– Declaring bankruptcy
Understanding that everyone’s situation is different and that all of these options carry various levels of consequences and cost, it’s important that each homeowner consult with their tax and legal advisors first and foremost. With that in mind, our experience has found that for many homeowners facing an inability to make their mortgage payments, Short Selling a property may be the least credit damaging, with no out-of-pocket cost, solution available. If Short Selling is a solution, the amount of stress that can be alleviated might be the light at the end of the tunnel where a new beginning can commence.
We are Short Sale Experts as a result of having attended numerous workshops and expert instruction on performing Short Sale transactions. We have performed and closed numerous Short Sale transactions on behalf of our clients. Our team includes an expert negotiator, employed full time in processing, negotiating and finalizing a “Letter of Agreement and Acceptance” of a Short Sale from the lender. Although this process is anything but short, we manage to close Short Sale transactions in record time.
If you or anyone you know is facing financial difficulties in making your mortgage payments, we can help. Please contact us immediately for free information on how Short Selling your property can make a difference.
